Key Financial & Renewal Benefits
These features directly impact your long-term cost and coverage security:
- Cashless Claim Facility: Allows you to receive treatment at the insurer's network hospitals without paying the bills upfront. The insurer settles the bill directly with the hospital.
- No Claim Bonus (NCB) / Cumulative Bonus: A reward for not making a claim in the preceding policy year, typically in the form of an increase in the Sum Insured (often 5% to 50%) or a discount on the renewal premium.
- Restoration/Recharge Benefit: If the Sum Insured is fully exhausted due to a claim, this benefit restores or recharges the entire Sum Insured once during the policy year (for future, often unrelated, claims).
- Pre-Existing Disease (PED) Coverage: Covers illnesses or conditions that existed before buying the policy, but only after a specified waiting period (typically 2 to 4 years).
- Lifelong Renewability: Ensures that once the policy is accepted, the insurer cannot deny future renewals based on the insured's age.
- Tax Benefits: Premiums paid for the health policy are eligible for a deduction under Section 80D of the Income Tax Act, 1961.
Common Optional/Add-on Covers
These can be added for enhanced protection, usually for an extra premium:
- Maternity Benefit: Covers delivery expenses (Normal & C-section) and sometimes the newborn baby's expenses, usually after a long waiting period (e.g., 9 months to 4 years).
- Top-Up/Super Top-Up Plans: Provides additional coverage over and above the base policy's sum insured, often with a large deductible, at a much lower premium.
- Critical Illness Cover (Fixed Benefit): Provides a lump-sum payout upon the diagnosis of a specified critical disease (e.g., Cancer, Heart Attack), regardless of the actual hospital expenses.

Tips to keep in mind for a Loan Against Property
Important factors to consider before choosing your loan against property.
Your financial readiness
Before you apply for a Mortgage Loan, it is essential to evaluate your financial health. Check your credit score, as a good credit score can enhance your chances of securing favourable loan terms. Also, analyse your debt-to-income ratio (DTI) and aim for a DTI below 43% to increase your odds of approval.
Set a clear budget
Consider your monthly income, expenses, and financial goals to set a clear budget. Account for property-related costs such as taxes, insurance and closing fees. This will help you determine how much you can comfortably afford without straining your finances. Stick to a realistic property price to ensure long-term financial stability.
Consider your options carefully
Understanding different mortgage options is crucial to secure the best financial terms and minimize long-term costs. Fixed-rate mortgages offer stable payment options, while floating-rate loans fluctuate with market interest rates. Evaluate which suits your financial situation better. You can also use a Loan Against Property calculator to get a better idea of suitable tenure and monthly instalments.
Save and avoid major financial changes
Start saving early for your down payment and associated costs. A larger savings safety net can enhance your loan approval chances. Avoid opening new credit accounts or making any significant financial commitments during the loan application process, as it could affect your financial profile.
Understand the loan process
Familiarise yourself with the home loan process to ensure a smooth application. Start by gathering all the necessary documentation like identity proof, address proof, income proof and property documents. Apply for the loan with accurate details and promptly provide any additional information requested during the application process.
Get pre-approved
Obtaining pre-approval from a lender demonstrates your seriousness as a buyer and provides clarity on your borrowing capacity. It simplifies the property purchase process, making you a more reliable candidate to sellers and ensuring quicker loan disbursal.
