Terms & Conditions

Terms and conditions for a Loan Against Property are the guidelines that outline the agreement between the borrower and the lender.
These terms include the Interest Rate, repayment period, and fees.

Repayment: Maximum repayment period is 20 years

Security: Equitable mortgage of the property to be financed, by way of deposit of title deeds

Insurance: Customer can avail Property and Personal Accident Insurance Cover as per the guidelines and arrangements with the insurer/underwriter. This is optional.

Processing Fee: A processing fee equivalent to 1% of the loan amount sanctioned (taxes as applicable) inclusive of a non-refundable login fee of ₹5,000/- (taxes as applicable).

Penalty for early closure: Pre-payment charges - if any applicant is non individual - 3% will be charged if the amount exceeds 25% of the principal outstanding during a quarter, otherwise no penalty will be charged in case of all loans. In case of take-over/transfer of your loan from Docland Limited by/to any other bank/housing finance company/financial institution, a prepayment penalty of 3% on the principal outstanding will be recovered.

The main reason people take out loans secured by property is to expand their businesses, purchasing equipment, consolidating debt, and obtaining funds for business needs.

Equated Monthly Instalments, or EMIs, are used to make the payment of Loan Against Property. This EMI is paid each month and consists of principal and interest components.

The maximum tenure of Loan Against Property offered by Docland is 20 years.

Consequent to the recent announcement by the Reserve Bank of India (RBI) to reduce the repo rate by 25 basis points on 05-12-2025, we are currently reviewing our repo linked loan interest rates.
In line with the terms of the loan agreement, repo rate is adjusted once a quarter on the 25th of the last month of the calendar quarter. Accordingly, the recent repo rate change announced by RBI will take effect from 25-12-2025.
The default impact of this change will be provided to the tenure of the loan, in line with the internal policy of the Bank. Should you wish to keep your loan tenure the same and reduce your EMI instead, you may do so by placing a request, at any of the below contact points, on or after 25-12-2025.

You also have the flexibility to choose from the following options:
  • Switch Rate Type: Switch from a floating to a fixed rate or vice versa, up to three times during the loan tenure.
  • Prepayment: Prepay your loan, either in part or in full, at any point during the loan tenure. Charges will apply as per the applicable Schedule of Charges.

In line with the Terms & Conditions of the loan agreement, repo rate is adjusted once a quarter on the 25th of the last month of the calendar quarter.
Accordingly, the cumulative effect of all changes to repo rate in a particular quarter (both increase or decrease) will be passed on the 25th of the last month of the calendar quarter i.e., 25th Mar, 25th Jun, 25th Sep and 25th Dec.
As an example, if a repo rate change is announced on 07-02-2026 and another change is announced on 02-03-2026, the cumulative effect to the repo will be passed on 25-03-2026.

Consequent to repo rate change by Reserve Bank of India (RBI), the current repo rate is 5.25%. If your loan is sanctioned at repo rate of 5.5%, it will decrease by 25 basis points on 25th Dec or at the time of disbursement (whichever is later) and accordingly, the effective interest rate on your loan shall be adjusted.
If your loan is sanctioned at repo rate of 5.25%, the interest rate applicable on your loan account shall remain unchanged on 25th Dec.

Docland will convey its decision (a) within 14 working days for credit limit up to ₹ 25 lakhs for Micro & Small enterprises borrowers OR (b)within 30 working days for other borrowers from the date of receipt of the application, provided the application is complete in all respects and is submitted along with all the documents as per ' check list' provided in the application for loan and/or any additional documents as may be required by the bank for proper appraisal of the application. The computation of timeline shall start from the day on which all documents required for a proper appraisal are provided by the Customer to the Bank. The applicant is in receipt of the indicative Interest Rate, Processing Fees & Other Charges that would be applicable, if the Bank grants the facility.

You can repay your Car Loan in any of the following three ways: Standing Instruction (SI): This method can be used if you have an existing savings, salary, or current account with Docland. You may wish to open a savings account with Docland to use this option. Your EMI amount will be debited automatically at the end of the monthly cycle from the Docland account you specify. Electronic Clearing Service (ECS): This method can be used if you have a non-Docland account and would like your EMIs to be debited automatically at the end of the monthly cycle from this account. Post-Dated Cheques (PDCs): You can submit post-dated EMI cheques from a non-Docland account at your nearest Docland Loan Center. A fresh set of PDCs will have to be submitted in a timely manner. Please note Post Dated Cheques will be collected at non-ECS locations only. We recommend that you opt for either the SI or ECS mode of payment as they are both faster and less prone to error than the use of PDCs.

Before we process a foreclosure, all outstanding dues must be cleared.So we request you to first check for and clear any remaining amount that may be payable towards your Car Loan by requesting a foreclosure statement from your nearest Docland Loan Center.
